About Saddlebrook in Guilderland

 

Saddlebrook is located off Johnston Road (County Rte. 203) in the Town of Guilderland in Albany County. It is a planned urban development subdivision incorporated in 2006 under the Laws of New York State. Consists of 39 single family homes, several common areas, two cul-de-sacs and several “forever wild” acres that provide privacy for a large portion of the community. 

 

Residents range from singles to couples to families, from seniors to baby boomers to millennials.  Saddlebrook is conveniently located near major highways and interstates, shopping malls and services, making it a desirable place to live.

 

Activities and upkeep of the community, as set forth in the governing documents, are overseen by the Saddlebrook Homeowners Association, LLC. (SBHOA).  SBHOA’s members are elected annually by the

homeowners. All homeowners automatically belong to the Association and pay dues that are used to properly and efficiently maintain the community. They are currently set at $600 per year.

 

Like other homeowner’s associations, the terms of the declaration of covenants and by-laws contain the rights and restrictions governing the use of the common areas and individual lots.  They apply to homeowners as well as their tenants and/or guests.
